Mount Vernon Avenue Buildings Sold To New Property Owner

The new property owner has no immediate plans to change the Del Ray buildings, which include retail and residential uses.

ALEXANDRIA, VA — A new property owner has acquired several blocks of Mount Vernon Avenue buildings in Del Ray, according to Lee & Associates, which brokered the sale. The buildings at 2401-2525 Mount Vernon Avenue include multiple tenants for retail and residential uses, as well as a 144-space parking structure. 

Bonaventure Realty Group bought the properties at 2401, 2403 and 2411-2419 Mount Vernon Avenues. Bordered by East Oxford Avenue and Stewart Avenue, the properties include several businesses as well as the Alexandria Department of Community and Human Services. The sale does not involve First Agape Baptist Community, which is located in between the Department of Community and Human Services and businesses.

New $31.6 Million Senior Residential Community Opens in Henrico

A new $31.6 million residential community for adults 55 and older in Henrico County has opened.

Aspire at Carriage Hill, at 5020 Sulky Drive, is adjacent to the existing Acclaim at Carriage Hill apartment complex off Glenside Drive, which also is a senior independent living community.

The new four-story, 177,810-square-foot Aspire building features 148 one- and two-bedroom apartments with patios or balconies in 10 different floor plans.

It also has an indoor pool, lounge, salon and spa, fitness center, art studio and four dining venue offering from fine to casual dining. The community’s services include concierge, around the clock security, emergency response system in each apartment and weekly housekeeping.

The monthly rental fee for an all-inclusive, two bedroom apartment with patio or balcony starts at $2,700.

Multifamily Developer Plans $200 Million Senior Living Pipeline

A multifamily developer is making a $200 million senior living play, with five such projects coming together under the company’s new Aspire brand, and potentially more on the way in the Mid-Atlantic.

Arlington, Virginia-based Bonaventure has communities under construction or development across the commonwealth, in Alexandria, Woodbridge, Norfolk, Chesapeake and Richmond. Overall, the company currently owns 22 apartment properties in Virginia and South Carolina.

In Richmond, Bonaventure is building a 148-unit independent living community on the campus of Acclaim at Carriage Hill — a 664-unit age-restricted apartment complex in Richmond it first acquired in 2002 — and is set to break ground next year on a second construction phase with a 120-unit assisted living and memory care building.

While the age-restricted property will still exist under the Acclaim branding, the expansion will operate under Bonaventure’s new senior living brand, Aspire. 

Bonaventure’s future Aspire communities will range from about 125 to 150 units and include a mix of age-restricted housing, independent living, assisted living and memory care services. Planned amenities include an indoor pool, multiple dining venues, fitness facility and space for scrapbooking, gardening and other activities.

Rates for the communities are planned to start at around $2,800 to $3,000, depending on the market where it’s located.

Dwight Dunton Bringing His Real Estate Company Home to Alexandria

Bonaventure Realty Group LLC is coming home.

The Arlington-based real estate company acquired a pair of adjacent parcels at a prime intersection in the Alexandria neighborhood of Del Ray for $2.6 million, according to public records, and recently submitted plans to renovate two buildings there for its offices.

“This is one of our most exciting projects to date as it is far more than the makeover of a great property in Del Ray that has been empty for too long,” Bonaventure CEO Dwight Dunton said in an email. “Alexandria is my home; I was raised here, am a T.C. Williams graduate, and originally founded Bonaventure in Alexandria. After operating in Arlington County for many years, it’s thrilling to be bringing Bonaventure home where it belongs.”

The two buildings include a service station, the former Anthony’s Auto Center, at 2903 Mount Vernon Ave. and a small office building at 104 Hume Ave. The site is within a half mile of the $1 billion Virginia Tech innovation campus that was pitched as part of Virginia’s bid to land Amazon.com Inc.’s second headquarters.

Twenty-acre Site in York County Approved for 288 Apartments

Virginia Business Work is continuing on a new apartment and single-family residential development in Lightfoot. Harvey Lindsay Commercial Real Estate in Norfolk announced the closing of the first of four sites in Arbordale, a new 83-acre residential development in York County.

Harvey Lindsay represented the landowner, Bulifants LP, in the $2.4 million sale of the 20.3-acre site approved for 288 apartment units to the master developer, Bulifants Residential LLC, controlled and managed by Peter V. Henderson.

According to Harvey Lindsay, Bulifants Residential LLC successfully rezoned Arbordale last year and has broken ground on the infrastructure needed for the apartments and single-family and townhome portions of the project. Simultaneously with its purchase of the apartment site from Bulifants LP, Bulifants Residential LLC sold the apartment site for $6.1 million to DE Arbordale LLC, an affiliate of Bonaventure Realty Group LLC.

Trip Ferguson and Jay Joseph of Harvey Lindsay represented Bulifants LP in this transaction.
