Bonaventure Realty Plans 200 Apartments for Western Edge of Scott’s Addition

Just under a year after buying into Scott’s Addition, a Northern Virginia-based firm is looking to add to its footprint in the neighborhood in a big way.

Bonaventure Realty Group last week submitted plans for Scott’s Edge II, a mixed-use project at 1700 Belleville St. that would add 203 apartments across two buildings in the northwest corner of Scott’s Addition.

The project would be a new-construction extension of the original Scott’s Edge, the 94-unit apartment complex Bonaventure bought last year for $18 million. Scott’s Edge was among the neighborhood’s first adaptive reuse projects from 2013.

‘Aspire’ Luxury Senior Apartments Coming to Belmont Bay

Northern Virginia’s booming and relatively affluent senior population is among the reasons Arlington developer Bonaventure chose Prince William County’s Belmont Bay for one of five new senior living communities it is planning around the commonwealth.

Bonaventure is partnering with St. Petersburg, Florida-based Solvere Living to open luxury senior apartment complexes under its “Aspire” brand in Woodbridge, Alexandria, Norfolk and Chesapeake. The commonwealth’s first Aspire community, “Aspire at Carriage Hill,” opened in Richmond earlier this year.

“Bonaventure  felt like the area was prime for this kind of development,” Kristin Kutac Ward, president and CEO of Solvere Living, said of Belmont Bay.

Bonaventure’s Jeremy Moss Nominated for Alexandria Chamber of Commerce 40 Under 40 for 2020

Jeremy Moss is responsible for the development and implementation of rezoning and entitlements strategy for all Bonaventure real estate development projects. Jeremy’s responsibilities involve far more than just an understanding of the law, such as mastery of the technical requirements of a rezoning application and the ability to advocate on behalf of a proposed project. Jeremy oversees an integrated entitlements approach rooted in the culture and principles of Bonaventure: Growth, Attitude, Collaboration, Impact, Accountability, and Reputation. He is an AV Preeminent rated lawyer, the youngest Fellow inducted into the College of Community Association Lawyers, a two-time published author, and a Virginia and DC Super Lawyers nine-time Rising Star, among many other accolades. Jeremy serves on the Potomac Yard Design Advisory Committee, the Director of the Foodbank of Southeastern Virginia, a House Captain for Rebuilding Together DC-Alexandria, and began Intercede; a nonprofit that empowers individuals to fight the opioid crisis.

Here’s A Look At The Luxury Senior Living Community Coming To Alexandria.

Located in Old Town North, the proposed Aspire Alexandria will provide seniors with resort-style amenities, curated programming and a restaurant on the ground floor.

Older adults of Northern Virginia may soon have a luxury living option available in the city of Alexandria, following review from the City Planning Commission next month.

The proposed Aspire Alexandria—formerly labeled as Aspire at Old Town North—is a 133-unit, six-story, resort-style apartment community for local seniors located several blocks from the Braddock Road Metro Station.

Bonaventure Waiting on City’s Del Ray Plans Before Making Moves on Mount Vernon Ave. Properties

It will be more than a year until Bonaventure Realty makes a move on plans for a swath of properties it recently purchased along Mount Vernon Ave. in Del Ray, according its Vice President Jeremy Moss.

The company, which last summer bought the properties at 2401, 2403 and 2411-2419 on Mount Vernon Ave., has no immediate plans for changes and jumped at the chance to purchase the properties. 

“The reality is that when the properties became available, this was a once in a generation opportunity,” Moss told ALXnow. “All the current uses have remained the same. We still have retail and residential uses, and we intend to honor the existing uses in place.” 

The properties include the Alexandria Department of Community and Human Services(2525 Mount Vernon Ave.), which has a lease for an additional 2.5 years, as well as Cheesetique (2411 Mount Vernon Ave.), the recently shuttered Catch on the Avenue restaurant, a number of retail and residential properties and a 144-space parking lot across from Pat Miller Square on Mount Vernon Ave. and E. Oxford Ave.

NoVa Firm Nabs Scott’s Edge Complex for Nearly $18M

A Scott’s Addition property known as one of the neighborhood’s earliest adopters of historic tax credits and adaptive re-use has been sold to a Northern Virginia real estate firm.

Alexandria-based Bonaventure Realty Group last month purchased the Scott’s Edge apartments at 3408 W. Moore St. for $17.6 million, city property records show. The firm also picked up a nearby 0.7-acre surface parking lot at 1604 Belleville St. for $550,000.

Combined, the 94-unit apartment building and parking lot most recently were assessed by the city for nearly $11 million, according to city real estate records.

CBRE brokers Peyton Cox, Jonathan Greenberg, Robert Dean,
Yalda Ghamarian Howell and Thomas Leachman handled the transactions.

Scott’s Edge marks Bonaventure’s first foray into the city. However, the real estate development and management firm is very familiar with metro Richmond’s suburban multifamily market.
