Bonaventure is opening its newest DST offering, and this session is the first look for advisors.
When a client sells appreciated real estate, identifying a suitable replacement property inside the 1031 timeline is often where an exchange gets difficult. Carlton at Greenbrier DST offers a replacement property option with a known operating history: a 176-unit, 2012-vintage Class A multifamily community in Chesapeake, Virginia that Bonaventure has owned and operated since 2019.
The offering is intended to qualify as like-kind replacement property for a 1031 exchange. After a minimum 24-month hold, the Bonaventure Multifamily Income Trust (BMIT) holds an option to acquire the property through a 721 exchange. BMIT is under no obligation to exercise this option; if it is not exercised, the property will be sold for cash.
